Getting a new roof is not a small project, and can be a significant investment. If it’s time to replace your roof, it is important to do your research and weigh the pros and cons of all of your options. Not all roof materials were created equal. Here are some roofing materials that we believe will stand the test of time.
Wood Shake Shingles
Wood shake shingles have been used for centuries. The shingles are split directly from logs. For the most part, they are made of cedar and pine, but California redwood, cypress, and spruce have also been used.
Expected lifespan: about 35-40 years
- Maintaining your wood shake shingle roof:
- Remove any debris immediately.
- Replace split shakes right away.
- Get rid of moss with a simple garden hose or with zinc or copper strips.
Spanish Clay Tiles
Spanish clay tiles can be expensive and very heavy, but their distinctive style, fire-resistance, and relative immunity to harsh weather make them very attractive to roof material buyers.
Expected lifespan: about 100 years
Maintaining your Spanish tile roof:
- Beware of organic debris: plant material, mold, and lichen can deteriorate the underlying layer beneath the tiles over time.
- Make sure all fasteners are properly installed.
- Avoid walking on the clay tiles. Replace any cracked or broken tiles immediately.
Slate
There are slate roofs in Europe that have been dated back over a hundred years. No other roof material comes close. A slate roof is made of stone and is laid thick over the roof, so it needs lots of support for the extra weight.
Expected lifespan: 100+ years
Maintaining your slate roof:
- If you have copper flashing and it turns black, replace it immediately.
- Slate tiles can be damaged by fallen tree limbs and large hail, so make sure you check it after big storms.
- If any slate tiles become broken, replace them right away.
