The roof over your home works tirelessly throughout the year to protect you from the elements, keep your family safe, and prevent pests and wildlife from invading your home. However, your roof needs to be properly maintained in order to continue doing that job properly. Because spring is often associated with very wet and windy weather, it’s a particularly great time to examine your property for the signs that you need a roof replacement.
Check Your Paperwork
Age is one of the most obvious signs that you need a roof replacement. Check the records that you have for your home (or the records that the previous homeowner left) to see the last time that the roof was replaced. Next, research the roofing material so that you know how much longevity to expect. For example, if you have an asphalt shingle roof, you can expect it to last for about 20-25 years.
Look at the Roof Surface
Another indicator of whether or not you need a roof replacement is the condition of the surface of the roof. Are the shingles flat against the surface of the roof or bumpy and curled? Are there shingles that are visibly damaged or missing entirely? While you’re checking the roof surface, it’s also a great time to check the gutters. If you notice sand-like material, it may be shingle granules that have washed off the surface. When roofing is shedding a disproportionate amount of granules, it is reaching the end of its life.
Check for Sagging or Drooping
Any roof that is visibly drooping or sagging should urgently be replaced. This is one of the indicators of roof rot, which can lead to permanent damage to your roof and house if it is not addressed promptly.
